PHASE 1
LAND ORIGINATION & PRELIMINARY SCREENING
We identify and preliminarily assess land opportunities against the client’s project requirements.

- Pre-Due Diligence covering ownership, tenure, access, agrarian, land-use, and major project-fit risks

PHASE 2
LANDOWNER ENGAGEMENT & EARLY-STAGE RIGHTS SECURING
We reach the appropriate landowners, confirm their authority and willingness to transact, establish preliminary terms, and coordinate approved early-stage contractual rights.

- Landowner identity, authority, and interest validation
- Initial landowner engagement
- Preliminary sale or lease negotiation
- Confirmation of the landowner’s required net consideration
- Establishment of preliminary commercial terms
- Option, exclusivity, consent, or other approved assignable rights documentation

Verified landowner profile, documented landowner interest, preliminary commercial terms, and early-stage rights package, subject to authorized legal review.
PHASE 3
OPPORTUNITY PRESENTATION & LAND-RIGHTS ASSIGNMENT
We organize qualified land opportunities for developer review and coordinate the assignment or handover of accepted contractual rights.

- Presentation of preliminary property and risk information
- Confirmation of accepted parcels and hectares
- Developer mandate coordination
- Rights-assignment documentation
- Property, document, and rights handover

PHASE 4
LAND DUE DILIGENCE & TRANSACTION ADVANCEMENT
We formally verify land-related risks and advance accepted properties toward transaction readiness.

- Ownership, title, tenure, access, occupancy, and encumbrance verification
- Tax Declaration and property-record reconciliation
- Heirship, estate, and Extrajudicial Settlement assessment
- Field validation and landowner verification
- Detailed commercial negotiation
- Sale, lease, easement, right-of-way, and other transaction documentation
- Survey and boundary-verification coordination
- Title curing, estate documentation, and contract-execution support
- Risk classification and curative-action planning
Client Output:
Formal Land Due Diligence Report, risk register, documented commercial terms, draft or executed transaction documents, applicable survey outputs, and curative-action tracker.
PHASE 5
LAND-USE & REGULATORY COMPLIANCE
We coordinate the applicable land-use, agrarian, environmental, and other land-related government requirements.

- LGU reclassification and zoning requirements
- Locational and land-use coordination
- DAR Conversion or Exemption
- Agrarian status and clearance requirements
- DENR and public-land requirements
- ECC or CNC coordination
- NCIP, NIA, MGB, and other applicable clearances
- Filing, monitoring, and government-agency coordination
Client Output:
Compliance pathway, documentary checklist, filing tracker, available approval records, and regulatory-status report.
PHASE 6
CONVEYANCING, LAND REGISTRATION & CLOSING
We coordinate the tax processing, registration, transfer, annotation, closing, and final turnover requirements of the land transaction.

- BIR tax documentation and payment coordination
- eCAR processing
- Title Transfer
- Tax Declaration Transfer
- Registration and Annotation of land rights
- Registry of Deeds and LGU coordination
- Closing-document completion
- Final document turnover
Client Output:
Available registered transaction documents, transferred or annotated land rights, updated property records, and organized closing package, based on the completed scope.
The landowner and developer execute the final sale or lease directly. Interbiz coordinates and supports the land workstream but does not acquire or own the project land. Final transaction and land-rights documents remain subject to authorized legal review.
